This is a rough guide of how the architect works from concept to construction. As your architect, I will be with you at every step of this process. These happen one at a time, and we work together to get from one phase to the next.
Site Selection
This is where we look for a property to build your project on. You may or may not have a site chosen yet. We may work with a real estate broker if you have not yet chosen a site. I will review the site for any local regulations that may affect your project. I will also evaluate the site for its merits and disadvantages, depending on your goals for the Project.
Schematic Design Phase
This is the phase where the client shares their vision and goals to the architect.
My goal here is to capture the abstract ideas for your home or project that you may or may not know that you have – and represent it, capture it in some visual form. This may be on paper, a physical model or a digital model. Part of an architect’s role is deciphering a client’s vision. I will be asking insightful questions so we can bring your goals out to light.
Design Development Phase
This is where we will develop the Schematic Design (drawings or model) and further refine it. The goal is to adjust the concepts we captured from the Schematic Design and get them closer to meet construction tolerances. I will help you engage consultants such as engineers to start integrating with the design.
Construction Documentation
From the Design Development phase drawings, I will take those and lead the consultants into preparing a much more detailed level of drawings that will enable a Contractor to price and build from. This will also be used to get a building permit if you are withing City limits.
Bidding phase
Here is where we will engage multipler Contractors to get estimates for the construction cost. I will assist you in reviewing construction estimates, that they include the scope of the work reflected in the drawing and that the design that your and I worked hard to materialize is maintained throughout the construction.
Construction Administration
During the construction of a project, there will inevitably be questions from you or from the Contractor. The Construction Administration stage is the phase when I will be working with you and your Contractor to build the project.
